The Space:
This modern studio offers a comfortable home base in the center of Playa del Carmen, just a short walk from the beach and the lively energy of 5th Avenue. The building features a rooftop lounge area with an infinity pool and sunbeds—perfect for days when you’d rather stay close and soak up the sun. If keeping up with your fitness routine is important, there’s a well-equipped gym right next to the rooftop deck.
Inside the studio, you’ll find everything needed for a smooth stay, including a kitchenette with updated appliances, basic cookware, dishware, and a coffee maker to start your mornings. A small bar with two stools serves as a space for casual meals or working on your laptop.
The sleeping area features a king-size bed with quality linens and soft pillows, along with blackout curtains and A/C for added comfort. For lounging or accommodating an additional guest, there are two sofas—one of which converts into a bed. Glass sliding doors open to a private outdoor area with cushioned seating and a small table, giving you a quiet place to unwind or enjoy a drink in the open air.

Guest Access:
You’ll have full, exclusive access to the studio apartment, plus access to the roof lounge and pool area, as well as the fitness room with nice equipment for your daily workout.
The Neighborhood:
You'll be just half a block from the iconic 5th Avenue, where you’ll find a mix of restaurants, bars, cafés, boutiques, souvenir shops, and lively shopping spots. Walk another block and a half, and you’ll reach the beach, with easy access to beach clubs and restaurants right along the shoreline.
Getting Around:
The condo is in the Lil Town complex, located about 33 miles (53 km) from Cancun International Airport (CUN). Drive time varies depending on traffic, so it’s best to check a navigation app upon arrival. If you’re bringing a car or renting one during your stay, note that limited unassigned parking spots are available on a first-come, first-served basis. The parking area is next to the building entrance—stop by the reception when you arrive to ask about availability and get parking instructions.
Other Things to Note:
The elevator of the building is out of service until further notice.
The apartment is surrounded by bustling bars and vibrant restaurants, noise can be expected due to the lively atmosphere.
If you arrive by car or if you plan on using one during your stay, please note that there are only a few unassigned spaces available on a first-come, first-serve basis. The parking area is located right beside the entrance of the building. Once you arrive, please stop at the reception to ask if they have spaces available, and they will tell you the instructions. If there isn’t a space available, there are lots that charge by the day, and you can also park on the street just remember to pay the parking meter and display your ticket (from 10 am until 10 pm).
Remember to bring your bath essentials with you, like soap, toilet paper and any cleaning supplies you may need, like garbage bags or paper towels. We do supply some bath essentials to get you started, like shampoo, conditioner, and body lotion. These items are not replenished each time you run out. This stay differs from hotel service. Here, these items are the guest's responsibility.
Electricity is included in short-term stays. For long-term stays over 27 days, there is an electricity charge of $6 MXN per kW (according to the meter reading at your arrival and departure).
Daily housekeeping is not available however, if you’d like a mid-stay cleaning, one can be arranged for a fee. Please let us know in advance.
Guests will need to sign a Rental Agreement upon booking confirmation and/or upon arrival.
A security deposit may be required prior to arrival or at check-in, subject to the booking platform used to make the reservation. This fee is charged as a credit card transaction and refunded after check-out, provided all terms are met.
Security cameras are used on the exterior of the property for guest safety and security reasons only.
To access the rooftop, you can take the stairs or the elevator, which will take you up 5 floors.
Please note that the elevator and other external amenities are managed by the building administration and are separate from the room you’ve booked.
The elevator and other rooftop amenities may undergo regular maintenance, and occasional service interruptions might occur, as determined by the building administration.
Additionally, please keep in mind that power outages in the city and other factors could temporarily affect these amenities.
WE KINDLY ASK ALL GUESTS TO ABIDE BY THESE HOUSE RULES:
- Travelers must be at least 21 years of age or older to book.
- No smoking of any kind (tobacco or cannabis) inside the unit, and the use of any recreational drugs on the premises is strictly prohibited. Failure to comply will incur a $500 penalty.
- No parties, events or illegal activities are permitted. Excessive noise is not tolerated, especially after 10 pm, to respect the neighbors.
- No more guests than those listed in your reservation are allowed.
- Renters agree to cover any charge related to damages caused during their stay or cover necessary extra-cleaning charges if needed after their stay.
- Renters must provide a government ID on check-in day and may need to show ID during their stay when identity verification is necessary.
- Pets are not allowed.
- Please respect the pool hours and pool rules at the condominium complex.
Interaction with Guests:
It’s self-check-in using a code to access the complex and a code for the lockbox to get the keys. All the access codes will be provided to you before your arrival.
